The 10-Year's 2026 Rise Is a Real-Rate Story

Nominal yields are up 79 basis points this year. Real yields account for 69 basis points of that, inflation expectations for 9.

The ten-year Treasury yield stands at 4.98%, 79 basis points above its first observation of 2026. Split that move in two and the shape of it is not the one most coverage describes. The ten-year TIPS yield, the return an investor is promised after inflation, has risen 69 basis points to 2.63%. The ten-year breakeven, the inflation rate the market prices over the next decade, moved 9 basis points.

October shows the same thing in miniature. The nominal yield fell 26 basis points over the month and the real yield fell 25 of those points. Expectations were, to the nearest rounding, unchanged. Whatever the market repriced in October, it was not the price level.

The two components do different work. A breakeven is a statement about future prices: it moves with energy, with tariffs, with surveys. The real yield is a discount rate, and it prices every cash flow that arrives years from now. A rise driven by real rates tightens conditions through the discount rate rather than through expected inflation, which is why long-duration equities, gold and thirty-year mortgages all key off it.

The level is the part worth sitting with. At 2.63% the real ten-year yield sits above its entire 2010–2021 range, a stretch in which it was negative for long periods. It has run between 1.72 and 2.95 percent in 2026.

What would change the read is a sustained breakeven move of more than a few tenths of a point. Until that happens, the honest description of this year is that investors have demanded a higher real return, not that they expect higher inflation.
